What Does It Cost to Sell a House in Rhode Island?

Before you list, it helps to know what you'll actually walk away with. These are the costs Rhode Island sellers usually see.

Common seller costs

  • Real estate commission: negotiable, and spelled out in your listing agreement before you sign.
  • Rhode Island real estate transfer tax, usually paid by the seller: $2.30 per $500 of the sale price, with an additional amount on the portion of a residential sale above $800,000.
  • Your mortgage payoff, including interest up to the closing date.
  • Attorney or closing fees for the sale and the deed.
  • Property taxes and any water or sewer bills prorated to the closing date.
  • A smoke and carbon monoxide detector certificate from the local fire department.
  • Any repairs or credits you agree to after the buyer's inspection.
