Privacy Policy

This policy explains how Wil The Realtor (“we”, “us”), operated by Wilfredo Hernandez of Century 21 Limitless, handles information collected through wiltherealtor.com.

Information we collect

• Information you give us: name, email, phone number, property address and message when you submit a form, request a showing or valuation, or book a call.
• Your answers on our Get Started questionnaire: whether you want to buy, sell or invest, when you plan to move, your financing or selling readiness, your price range, and the town you are interested in. We use these answers to understand your needs and decide how soon to follow up. With every form, we also note whether you used the English or Spanish version of the site so we can reply in that language.
• How you found us: if you arrive from one of our ads or a tagged link, the link's source, medium and campaign name (for example, facebook / paid / fall-buyers), which we keep with your inquiry.
• Your IP address and anti-spam records: when you send a form, we use your IP address, in scrambled (hashed) form, to limit repeated submissions and block spam, and we keep a scrambled copy of your email address so we send you no more than one confirmation email a day. These records delete themselves automatically within 24 hours.
• Automatic information: device, browser, approximate location, the pages you view, and actions such as tapping our phone number or sending a form (but not what you type in it), collected through cookies, Google Analytics and the Meta Pixel.
• Listing search activity: the searches and homes you view on the site, as recorded by Google Analytics and our hosting provider's logs.
• Homes you view and save: our site gives your browser a random visitor ID (kept in your browser's local storage, with no name or contact details) and records which listing pages you view and which homes you save. If you send us a form or save a home, we link that history to your inquiry so Wil can follow up on the homes you're interested in, and he may get a notification when you save a home or come back to the site. We keep this history for 180 days. If your browser sends a Global Privacy Control signal, we don't record it at all. You can also clear it by clearing this site's data in your browser.

How we use it

• To respond to you and provide real estate services you request.
• To organize and prioritize inquiries in our lead management system so we can follow up promptly, and to schedule reminders for ourselves.
• To follow up about your inquiry, including occasional check-ins, new listings and market updates by email or text. You can ask us to stop at any time.
• To understand how the site and our advertising are working and to improve them.
• To keep the site secure, prevent spam and abuse, and comply with legal obligations.

My Homes accounts

If you create a My Homes account, we keep your email address, the name and phone number you give us, the homes you save and the home searches you set up, and we use them to show your saved homes on any device, email you new listings that match your searches, and help Wil follow up with you. You sign in with a one-time link sent to your email; we don't use passwords. A small cookie keeps you signed in on that device for up to 90 days, or until you sign out. You can remove saved homes and searches, or turn our emails off, from your account at any time.

Text messages

If you give us your phone number and agree to be contacted, Wil The Realtor may call or text you about your inquiry and your real estate plans, such as replies to your questions, appointment scheduling and reminders, and new listings or market updates. Consent to receive texts is not a condition of any purchase. Message frequency varies, and message and data rates may apply. You can opt out at any time by replying STOP to any text, or by telling us in any other reasonable way, such as replying “cancel” or “alto”, or by calling or emailing us, and we will stop texting you. We do not sell or share your mobile phone number or your text-messaging opt-in data and consent with any third parties or affiliates, including our brokerage, for their marketing purposes. The sharing described below excludes text-messaging opt-in data and consent, except with service providers that help us deliver our messages to you.

Who we share it with

We do not sell your personal information. We share it only as needed with service providers who help us run the site and communicate with you, including:

• Vercel, which hosts the website and keeps short-term server logs that include your IP address. If an inquiry cannot be delivered to us by email or saved, a copy of it is kept in these logs so it is not lost.
• Upstash, which stores the inquiries you send us, with our notes, follow-up reminders and a priority score, in our password-protected lead management system, along with the temporary anti-spam records described above.
• Resend, which delivers your inquiry to our email inbox, sends the confirmation email you may receive after contacting us, and sends us a daily summary of follow-ups, and sends our follow-up emails and monthly market updates.
• Twilio, which sends and receives our text messages, including your replies and opt-out requests.
• Calendly, which provides appointment scheduling. It loads on our Book a Call page and when you choose “Pick a time” after the Get Started questionnaire. Information you enter in Calendly is also subject to Calendly's privacy policy.
• Google, which provides website analytics (Google Analytics) and the fonts used on the site.
• Meta (Facebook and Instagram), which measures how our ads perform through the Meta Pixel on our site. The Pixel tells Meta which of our pages you view and when you send a form. When you send a form, our server also tells Meta about it, with your email address in scrambled (hashed) form, your IP address and browser type, so Meta can match the inquiry to the ad you saw. We never send Meta your phone number, your name or what you wrote. Meta may use this information under its own privacy policy, including to show you ads. If your browser sends a Global Privacy Control signal, we don't load the Meta Pixel or send your inquiry to Meta.
• The multiple listing services (State-Wide MLS of Rhode Island, MLS Property Information Network and SmartMLS) and their technology providers, which run the MLS search pages shown inside our Search page, and our listing data provider (Bridge Interactive), whose servers deliver listing photos directly to your browser. Information you enter in an MLS search page is handled by that MLS under its own privacy policy.
• OpenStreetMap, which provides the map shown with our own listing search results, and unpkg, a public content network that provides the map's styling.

When your browser loads content from these providers, they receive basic technical information such as your IP address and browser type.

We may also share information with our brokerage, Century 21 Limitless, and with lenders, attorneys or other professionals involved in a transaction at your request. We may disclose information when required by law.

Listing data

Property listing information displayed on this site is provided by State-Wide MLS of Rhode Island and, where shown, MLS Property Information Network (MLS PIN) and SmartMLS, for consumers' personal, non-commercial use, and is subject to each MLS's rules.

Cookies and analytics

We use cookies and similar technologies to measure traffic and improve the site. If you arrive from one of our ads or a tagged link, your browser keeps the link's campaign tags in temporary session storage for that tab so we can tell which ads are working. It is normally cleared when you close the tab, although some browsers bring it back if you reopen the tab or restore your last session. The tags are sent with any form you submit and kept with your inquiry.

You can control cookies in your browser settings. To learn how Google uses information from sites that use its services, see policies.google.com/technologies/partner-sites, and you can opt out of Google Analytics with Google's browser add-on. To control the ads Meta shows you, use your Facebook or Instagram ad preferences. Our site honors Global Privacy Control signals for our visitor history and the Meta Pixel as described above, but does not currently respond to browser “Do Not Track” signals.

Your choices

You can ask us to update or delete the information you have given us, or to stop contacting you, by replying to any of our emails, emailing leads@wiltherealtor.com, or calling or texting (401) 288-2345. If we send you marketing emails, such as follow-up emails after an inquiry or our monthly market update, you can opt out at any time with the unsubscribe link at the bottom of each email, by replying “unsubscribe”, or by contacting us, and you can reply STOP to any text message. Depending on where you live, you may have additional privacy rights, and we will honor valid requests.

Retention and security

We keep your inquiry in our lead management system and our email inbox until we delete it, which we do when you ask or when it is no longer needed for the purposes above or for legal and recordkeeping requirements. The anti-spam records described above delete themselves within 24 hours. We use reasonable safeguards to protect your information, including password-protected access to our lead management system. No method of transmission over the internet is completely secure.

Children

This site is not directed to children under 13, and we do not knowingly collect their information.

Changes

We may update this policy from time to time. The date above shows when it was last changed.
