How to Price and Prepare Your Home for Sale
The first two weeks a home is on the market matter most, because that is when it gets the most attention. Getting the price and the preparation right up front makes a real difference.
Price with evidence
Pricing should be based on recent, comparable sales in your neighborhood, the condition and features of your home, and current competition, not on what you paid or what you hope to get. Overpricing tends to mean more time on the market and, often, a lower final price.
Prepare the home
- Declutter and deep clean
- Handle small repairs and touch up paint
- Improve curb appeal
- Consider a pre-listing inspection to avoid surprises
Present it well
Professional photography and a clear description are the first showing for most buyers. Good marketing puts your home in front of the right people online and in the MLS.
Review offers carefully
The highest price is not always the best offer. Look at financing, deposit, contingencies and the proposed closing date. Your agent will help you compare offers and negotiate.
Closing
After you accept an offer, expect inspection, appraisal and legal steps before closing. In Rhode Island an attorney typically handles the closing. We'll guide you through each step.
