Selling and Buying at the Same Time: How to Coordinate Both Moves
Moving up, down or across town often means selling one home while buying another. The timing is the hard part, but a plan makes it manageable.
Start with your numbers
Estimate what your home may sell for, subtract your mortgage payoff and selling costs, and see what that leaves for your next down payment. Talk to a lender early about how your current mortgage affects your new financing.
Decide which move comes first
Selling first gives you certainty about your budget, but you may need a place to live in between. Buying first gives you time to choose, but you may carry two payments. Each approach has trade-offs that depend on your finances and your market.
Ask about flexible terms
Options such as a rent-back after closing, a longer or shorter closing date, or a sale contingent on finding a home can bridge the gap. Your agent can explain how sellers and buyers in your area respond to them.
Prepare your current home early
Repairs, decluttering and photos take time. Starting while you search means your home can hit the market when you are ready.
Keep one team
Working with one agent for both sides helps keep dates, paperwork and communication aligned. We help clients across Rhode Island, Massachusetts and Connecticut with both moves in English and Spanish. This article is general information, not legal or financial advice.
