The Steps to Sell Your House, from First Call to Closing

Selling a home is easier when you know what comes next. Here's the usual path, from deciding to sell to handing over the keys.

1. Price it right

We prepare a comparative market analysis (CMA) using recent sales near you and walk through what makes your home stand out. The right price from day one attracts the most buyers.

2. Prepare the home

  • Small repairs, a deep clean and clearing clutter.
  • Gathering documents: deed, recent bills, permits for past work, and leases if it's a multifamily.
  • Ordering any inspections or certificates your town or state requires.

3. Market it

Professional photos, the listing on the MLS and major home sites, social media in English and Spanish, and showings and open houses.

4. Review offers and negotiate

We compare offers on more than price: financing, deposit, contingencies and closing date. Then we negotiate for the best overall terms.

5. Under contract to closing

  • The buyer's home inspection and any repair requests.
  • The appraisal for the buyer's lender.
  • The buyer's final loan approval.
  • Closing, usually about 30 to 60 days after the offer is accepted.

We guide sellers through every step in English and Spanish. This article is general information, not legal advice; your attorney and the contract govern your sale.
